Know all men by these presents that I Sarah Sterling for and in consideration of one hundred and forty dollars to me [-----] by Peter Evans the receipt whereof I do hereby acknowledge do bargain grant sell and deliver unto the said Peter Evans his heirs or assigns a certain piece of Land or tenement of ground with all and singular the appertances thereunto belonging situate or lying on Saxis Island bounded on the North by land of Doctor Spencer Fletcher Sr. on the South by Lands of Hannah Bunting on the east by Sanford's Charity on the west by Pokomoke Sound supposed to be thirteen acres more or less unto said Peter Evans his heirs or assigns forever and hereby by indemnify the said Peter Evans against all claims or disputes that may arise concerning rights previous to this day and date. In Witness whereof I have hereunto set my hand and seal this the 6th day of April in the years of our Lord One thousand Eight hundred and twenty two.
